Making Your Offer and Understanding the Final Offer
The negotiations for the purchase of a home is one of the most difficult
areas for buyers to understand and an area that causes a lot of stress and anxiety. One of the
keys to understanding the process is knowing that the negotiations are not done
UNTIL TITLE HAS CHANGED HANDS!
Although most of the negotiations will be done with the initial offer where
factors such as
property condition, improvements, market conditions, comparables and seller motivation help
determine the price, the process of negotiating is still alive because of the due diligence of
investigating the property once you enter escrow. During Escrow you have a 17 day window to
investigate the property. Home inspections, disclosures, natural hazard reports and
association information are given to the buyer in this period so that they can decide if the
property is right for them.
An example of where you can negotiate: After receiving the Home Inspection
report you have decided that there are too many repairs needed to move into the home. You can
request for the repairs to be made or a dollar amount to be reimbursed in Escrow.
